Boundary and Property Surveys

TerraMark Land Surveying can provide property and boundary survey's in the Phoenix area and statewide. The purpose of a Boundary Survey is to establish the corners of a certain parcel of land  by interpretation of evidence which may include recovery of physical monuments and examination of record deeds and other pertinent documents for the parcel being surveyed and for adjoining parcels, streets, right-of-ways, etc.  TerraMark Land Surveying will insure proper diligence is taken necessary to establish the position of the boundary corners and will properly monument each corner.  We will also provide you with a map detailing the results of the survey which will meet the requirements detailed in the Arizona Minimum Boundary Standards and which uphold all pertinent Arizona Revised Statutes.  


Minor Land Division/Lot Combination/Commercial & Residential Subdivision Plat

ALTA/NSPA Land Title Survey

An ALTA/NSPS Land Title Survey is typically required by a lender, attorney or a title insurance company and may be necessary for closing on or obtaining a loan on a property.  The American Congress on Surveying and Mapping established a national standard on which all ALTA/NSPS Land Title Surveys are based.  A current title report is provided to the surveyor which include the legal description of the property, a list of encumbrances based upon a search of public records and a list of Table "A" items to which the surveyor will certify.  The survey generally will provide and detail the boundary and its corners, easements benefiting or encumbering the surveyed property, possible encroachments, access to public right-of-way and onsite improvements such as buildings and utilities. Other Table "A" items may be certified on the survey such as flood zone designation, zoning, topographic relief, etc. at the request of the client.


Topographic Surveys

A topographic survey is a map prepared by a surveyor used to identify existing physical features on or below the surface.  This typically includes buildings, utilities, sidewalks, curbing, walls, trees as well as providing contours showing vertical relief of the area being surveyed.  TerraMark Land Surveying will provide a project benchmark in accordance with the local municipality and provide a local benchmark onsite.

Legal Descriptions and Exhibits

We can provide our clients with legal descriptions and exhibits for any situation.  These documents are typically created for the creation of new easements or for vacating existing easements and are provided for the use in a recorded deed. 


Construction Layout

TerraMark Land Surveying provides construction layout services for both commercial and residential developments.  We also can provide our clients with As-Built Certifications once construction is completed.


FEMA Elevation Certificate

A elevation certificate may be necessary to determine insurance rates and compliance with floodplain management ordinances.
